Miami Foreclosures

The Miami real estate REO foreclosure market is very aggressive and competitive. Foreclosures are being sold very quickly if they are priced right. Each property has multiple offers as real estate investors and homeowners are competing for the best deals. Most properties are being sold in all cash basis. Investors are back in the market picking up very nice properties at much discounted prices.

Last week I presented an offer on a bank owned reo in Hialeah. The house was listed on a Friday and all offers had to be presented by Monday at 5 pm. The property sold in one weekend. This is reminiscing of the boom years. The same scenario is happening in Miami Dade and Broward counties. The Miami real estate market is picking up fast. Foreclosure REO sales are leading the way.

Miami bank owned reo foreclosures are sold in as is condition. Most properties need a lot of repairs therefore they are not FHA approved. Buyers should offer their best offer the first time. Banks will not counteroffer since they have more than one offer on the table. Banks will accept the best and highest offer.

If you are thinking of offering less than the listing price do not waste your time. Miami foreclosures are selling for over the list price every time. The foreclosure frenzy is in full force. Banks are listing their inventory at excellent prices. Multiple offers in bank owned reo properties are the norm.

We are already at the bottom in the Miami real estate market. Prices this low will not be seen again. Home prices will begin to increase when current foreclosure inventory level decrease. I completed an eviction today in the city of Miramar Florida. The tenant decided not to pay the rent since the property was in foreclosure. I explained to the tenant that the landlord was doing a loan modification and negotiating with the bank to keep the property. The tenant could not be persuaded to pay the rent or move out so I started the eviction process immediately.

The eviction took 29 days even though the tenant answered the court and tried to present a defense. The tenant was convinced that the judge would allow her to stay in the property rent free for at least six months. The court did not hear her case since no money was deposited in the court registry. We got a default judgment and the Sheriff did the eviction on Monday.

I met the Sheriff at 11:30 am at the property. The Sheriff knocked on the door and identified himself. There was no answer so I opened the door with the key given to me by the landlord. The Sheriff went in and said there was no one inside the property. The tenants left the night before according to the neighbor. The Sheriff placed an eviction sticker at the front door and told us we had possession of the property. He said if the tenants came back inside the premises they would be arrested for trespassing. The city of Miramar Sheriff’s Department did an excellent and a very professional job.

The property was in bad shape. Broken tiles, the carpets were stained and ruined, the refrigerator was broken, there were clothes scatted all over the place, garbage on the floor, the window screens were torn. It looked like a hurricane went through.
We believed the damages were done intentionally by the tenants. I left the premises and the landlord and his wife assessed the damages and started the cleaning and repairs. The landlords thanked me for my services and said they had a relative that also needed my eviction services. The eviction was done very efficiently with very difficult tenants opposing and contesting every step.

It is very important to start the eviction process very early so that the tenants can be out the same month. Do not wait months to start the eviction. Start the eviction as soon as the tenants let you know they are will not pay the rent. Do not give any extensions or make any deals the tenants. It is almost impossible for the tenant to catch up on the rent payment if they are behind more than two months. The eviction process is now streamlined and it is possible to get the tenant out in less than 30 days.

 I rented a property in Miami Lakes to a married couple with one teenage son. They paid the rent fine for two months and then trouble began. I was advised by the teenager that both parents went to a trip to Santo Domingo to pick up their daughter. He did not have the rent money. Also, they left their uncle living in the house. The uncle was single man who did not work and had no responsibility to pay the rent.

I knew the uncle was going to be a nuisance from the start. He was not on the lease and did not have the right to live in the premises unauthorized. The uncle was also doing unauthorized auto mechanic in front of the house. He had a car on up on blocks without wheels. There is an ordinance in Miami Dade County which prohibits performing auto mechanic in front of a residential property. The fine is up to $100 per day. Unauthorized auto mechanic fines can add up in a hurry. Never allow the tenant to do any kind of auto mechanic in the premises. The county will lien your house in order to collect the fine.

Immediately I served them with a Three Day Notice and a Notice from Landlord to Tenant for Non-Compliance Other than Failure to Pay Rent. Specifically, Unauthorized Guests Living in the Premises and Unauthorized Mechanical Work Being Performed.

After some negotiations another family member paid the rent for the month of May 2009. The uncle moved the car to another location before code enforcement gave me a warning. The uncle and the teenager moved out of the premises and into the relative’s home. Finally I got the tenants out. I never saw the original tenants again. They never returned from Santo Domingo. I did not have to evict. A three day notice and a non-compliance notice and a lot of negotiations were enough to get the tenants out. It is always my way to try to negotiate with the tenants first and try to avoid an all out eviction. In many instances I am able to get the tenants out in three days or less.

The Sexual Offender/Predator Report is updated daily and is current. There is a picture of the offender/predator, the full name, status, birth date, race, sex, hair color, weight, height, address, city and zip code. The data provided here is updated and downloaded on a daily basis from the Florida Department of Law Enforcement. ml 150x150 Miami Lakes Real Estate – Stimulus Funds Received The town on Miami Lakes has received close to $1,500,000 in federal stimulus money. The funds will be used to expand to the trolley service, buy hybrid electric buses, create new jobs, repair sidewalks, fix drainage problems and improve overall public transportation in the city.


These improvements are necessary and essential so Miami Lakes will continue to be an outstanding place to live and work. The effort to improve public transportation in Miami Lakes is an excellent idea. This initiative should help to alleviate the traffic problems in our city. Public buses will also help our elderly residents to move around with ease. The trolleys are very elegant and provide a good way to travel while saving energy at the same time. The creation of new jobs in the town of Miami Lakes is needed in order to strengthen our tax base and provide the city with an added lift.


Repairing and improving our infrastructure is a great step forward into the future. Draining problems are always a big concern in this city. Our drainage system needs to be improved. Water accumulation must be reduced so that traffic can continue to run smoothly. Some areas have been flooded due to the recent afternoon storms and constant rain. Draining issues must be addressed and corrected.


Miami Lakes real estate will benefit from these improvements to the city. Property values will increase as our city is more efficient and businesslike. More businesses will also move to here. Better public transportation will enable more people to call this town home. The stimulus funds will help the Miami Lakes real estate market.

budget 150x150 Miami Dade County Real Estate – Property Tax Reduction Property taxes values have been reduced by 9 percent in 2008 in Miami-Dade County according to the property appraiser’s office. The numbers of foreclosures are responsible for this property value reduction. North Bay Village and Homestead have been hit the worst in property values reduction. Miami must now make numerous cuts in order to balance the fiscal budget.

Miami-Dade County will now have to reduce the property assessment tax as a percentage of property value reduction. This is good news for real estate investors who have seen the property taxes skyrocket for the past 5 years. Property taxes more than double in many cases tripled. There are no limits in homes with any homestead exemption. Properties taxes have been increasing steadily as much as $2,000 dollars in a single fiscal year. Some properties the taxes have doubled.

My efforts to reduce property taxes have been unsuccessful in recent years. It is very hard to get the appraiser’s office to reduce one dollar from their estimated value. The process of appealing the property taxes increase is very difficult and usually ineffective. The courts are usually reluctant to even hear your case.

It is about time that property taxes be reduced in Miami-Dade County to reflect the current drop in real estate property values. I think the 9 percent number is not enough of a reduction. The number does not take into account the foreclosure sales which are staggering in Miami. The number is much higher when you include foreclosures into the formula.

Real estate investor has been suffering for the past 4 years paying high property taxes while the value of their asset has been decreasing. The county should have balanced the budget first and not penalize the homeowners and investors even further. Real estate property taxes should have been reduced two years ago when the home values were already decreasing. The proposed property Miami real estate tax reduction is insufficient.

6991 150x150 Miami Lakes Real Estate   Excellent Opportunity I wrote an article about Miami Lakes real estate in August 2007.  The title is Miami Lakes Real Estate – An Excellent Investment. It talks about Miami Lakes population, household income, percentage of residents with a degree.
