miami-lakes-main-street Miami Lakes Mayor Michael Pizzi gave the State of the Town address at Don Shula’s Hotel in Main Street last week. The town of Miami Lakes is in excellent shape. Miami Lakes is financially stable and will survive the current economic slowdown. Several hundreds of Miami Lakes residents came to the meeting on Tuesday. In attendance were a few majors from neighboring cities like Coral Gables, Doral, Miami Gardens and others. This was Mayor Pizzi’s first Town address. Other council members Richard Pulido, Mary Collins, and Nick Perdomo also took part in the event.

The future looks bright for the town of Miami Lakes. The city will open an 8,000 sq ft. community center at Royal Oaks Park. Also, Miami Dade College will open a campus in Miami Lakes. The speech was positive, upbeat and presented Miami Lakes in a good light and with tremendous hope for the future. Miami Lakes saved hundreds of thousands of taxpayer’s money by aggressively negotiating contracts and consolidating departments.

The city’s economic future is positive. The tax base is growing and we are attracting more businesses to this town. Miami Lakes city officials and Miami Lakes residents are working together to make our community an excellent place to live. Miami Lakes is proud to have a small town sentiment, neighbors helping neighbors.

Miami Lakes real estate is beginning to show signs of stabilizing as the foreclosure inventory is slowly dwindling. Property values will be leveling off. The town of Miami Lakes will endure the slow national economic troubles and come out even stronger. Now is the time to invest in Miami Lakes real estate.

traffic1 The town of Miami Lakes is enforcing the speed limit in order to prevent automobile  and pedestrian accidents. Residents are aware that the traffic signs must be obeyed or risk a ticket. The message is clear “Don’t speed in Miami Lakes”

The speed limit going east on Miami Lakes Drive is 25 miles per hour but few people slow down. It is common for drivers to take the curve at Don Shula’s Athletic Club at 45 miles per hour. Residents know that you must slow down when reaching the tennis courts area curve. There is a policeman there each morning giving out speeding tickets.

Another hot spot is the intersection of Main Street and 67 Avenue. Pedestrians crossing from the restaurants to Main Street theaters, shops, and restaurants do so at their own risk. The town of Miami Lakes has now installed some flashing lights and street markings in an effort to slow down the traffic. All cars must reduce the speed when reaching the intersection and yield to pedestrians.

A traffic light has been installed in NW 82 Ave north just before the entrance to Royal Oaks. This light seems to have helped to slow down motorists tremendously. Drivers used to speed up and down NW 82 Avenue. The traffic problems at Bob Graham School have been eased since traffic has been diverted to NW 79 Avenue.

The Town of Miami Lakes is doing a good job at getting the speed limits enforced. The police presence in Miami Lakes is obviously sending the message that speeding in our city will not be tolerated. Let’s send the message that Miami Lakes is a non-speeding town. Do not speed around schools, and churches. We need more traffic lights installed in key intersections around the Town of Miami Lakes.

green The city of Hialeah plans to convince its residents to become more energy efficient and save water. The move to make Hialeah a green city is evident in Green Day Hialeah. It is only the beginning in making this city more energy efficient. Hialeah planted more than 18,000 trees and is distributing free mulch in order to conserve water. The Miami-Dade city also has a recycling program and is giving out energy-efficient shower heads and recycling paper.

I think it is a very good idea for the city of Hialeah to go green. The benefits of going green and conserve the environment will far out weight the short term predicaments. It will take a lot of work in order to educate the residents to save energy. They must be convinced that this move will be in their best interest in order to get the green project on its way. The vast elderly population in particular must realize that conservation is the way of the future.

Many of the green areas in Hialeah have been paved over with cement. Some of the yards have been built and the setbacks have been erased. The back yard is now another structure stretching all the way back into the fence. Hialeah must give its residents some incentives in order to persuade them to go green. The city should reduce property taxes to citizens that cooperate with the conversation initiative. Also rebates and refunds could be implemented to insure citywide participation.

Real estate in Hialeah will benefit from the green initiative. Home values will increase as a result of this conservation movement. The overall appeal of plush gardens and manicured lawns will help single family homes maintain their popularity and increase in value. Landscaping has always been a very important part of real estate sales. Going green will help to stabilize the Hialeah real estate market.

 Last weekend I completed an eviction that lasted only four days. Actually, I did not evict at all. Using my negotiating skills I was able to convince the tenant that it was in her best interest to move out of the property and give us possession immediately.

I posted the three day notice demanding payment in full or leave the premises. The tenant called me the same day. She wanted to talk to me about the eviction and how to stop it. Since I had not even started the eviction process everything could be stopped. All we want is possession of the property. The tenant agreed to leave the premises and give me possession by the weekend.

Four days later I went as agreed to the condo and the tenant gave me the keys to the house, the mail box, and the pool. The tenant appreciated very much the opportunity I had given her to get everything straight and avoid an eviction and all that comes with it.

Imagine how surprised and happy the landlord was when I gave her the keys and told her the tenant had moved out over the weekend. The landlord did have to evict and she did not have to pay court cost and other fees. She decided not to rent the property again but to live there with her family. The landlord has since referred me other customers who need my eviction services. In this case all parties involved were winners.

Hector Lesende  Since I have been blogging so much about Miami South Florida evictions I am now considered an expert in the field. I wrote an article and many blog posts about the Miami Real Estate  Eviction Process and Miami Evictions. I am receiving many calls and e-mails from landlords requesting my eviction services. The eviction blog and articles have resulted in an unexpected side business. Miami South Florida eviction services.

I have done several evictions in over 18 years as a real estate investor and property manager. Also have negotiated succesfully with many tenants to avoid the evicition process. It is very important to get a non paying tenant out of the property immediately. Do not wait to evict as time is of the essence. The soonner you get the non paying tenant out the soonner you can rent the property to someone who will pay the rent on time.

The first thing I do is try to negotiate with the tenant. Usually the tenant will try to work something out with me even though they have refused to talk to the landlord. They see me as someone who is trying to help them. I explain to the tenants in a face to face meeting that it is in their best interest to move out of the property in order to avoid further action. I explain the eviction process to them and what will happen if they decide to stay in the property until the end. It is not a pretty sight to be evicted by the Sheriff. The eviction takes about three weeks in most cases so that the tenants do not have all the time in the world to stay rent free in the property. Once I did an eviction in less than 15 days.

Tenants have the mistaken notion that they can stay in the property for at least three or four months rent free. This is not the case anymore as the courts are siding more and more with the landlords. Most judges will not even hear the case if the tenants have not paid any money in the court registry. Another common mistake made by tenants is not paying the rent because the house is in foreclosure. Tenants have been evicted for non payment of rent even though the property is in pre-foreclosure and or short sale.

I prepare all the paperwork for the eviction for one small fee. The fee includes negotiating with the tenants so that an agreement can be reached and no eviction is necessary.  Sometimes it is better to make a deal with the tenant so they can move out and the landlord takes possession of the property right away. In many cases no eviction is needed and the tenant agrees to move out. Eviction are done in Miami Dade, Broward and Palm Beach Counties.

Negotiating with the tenant is the key but at the same time the three day notice should be served. The tenant must be aware that he/she will be leaving the premises. Do not try to evict yourself if you do not know what you are doing as any mistake you make can be very costly and time consuming. The court will throw out the whole eviction if there are any mistakes in dates, money, omissions, wrong paperwork, etc. You do not get the court costs back and you must start the eviction process again from scratch.
