I just completed an eviction in Miami Gardens, Florida. This eviction was completed very fast. I also found a new tenant for the property that will be moving in November 01, 2009. The landlord is a very smart and savvy real estate investor who refused to allow the tenant not to pay the rent and live the deposit. The landlord called me and explained the situation. The tenant did not pay the rent for the month of October. Her intention was to live the deposit and move out at the end of the month. After our initial phone conversation and subsequent meeting the landlord decided to start the eviction right away. The eviction was very fast and efficient. The tenant moved out when the Sheriff posted the notice at the door.
Do not allow the tenant to live the deposit. The security deposit is supposed to take care of any repairs or damages the tenant has made to the premises. The deposit is returned only if no repairs are needed. There is no guarantee that the tenant will in fact move out after the deposit is depleted. Start the eviction process immediately when the tenant advises you that they will not be paying the rent and are living the deposit.
The landlord is very happy with my eviction services and has decided to hire me and my real estate agency to find a new tenant. I already found a new tenant to rent the property and will be moving in Nov 01, 2009. We have screened the new tenant thoroughly to insure that she will be paying the rent on time. The screening includes a police report, credit report, eviction report, work verification, previous landlord verification, etc.

We recently stayed at The Ritz Carlton Hotel in Key Biscayne for the Memorial Day weekend. Key Biscayne is a seven mile island near South Beach, Downtown Miami, Coconut Grove and Coral Gables. Key Biscayne is home to the Miami Seaquarium and the Sony Ericcson Tennis Tournament. I wrote an 
The suite was very spacious and elegant. The balcony is overlooking the Atlantic Ocean and the pool. You can see miles and miles of serene ocean water. The beach is public but only the hotel guests from the Ritz were allowed to sit on the lounge chairs and umbrellas and go to the pool. Each room has a Plasma television with cable. Outstanding marble baths in the bathroom with Whirlpool Jacuzzi. Large desk in the room with internet access included. All rooms are non smoking. The spa at the Ritz-Carlton is elegant and soothing. There is also a fitness center with weight lifting facilities.
The weekend package included unlimited tennis court time. I went to college on a tennis scholarship. I love tennis and my kids love it also. We attend the Sonny Ericsson tennis tournament every year in Key Biscayne. You can watch the world’s best tennis players compete. There are ten clay courts and one hard court run by tennis pro Cliff Drysdale. The court time and all fees were included in the hotel package. We brought our rackets and played on the clay courts in the morning. The hotel provided tennis balls and court time with prior scheduling. The staff can even arrange to find a tennis player for you to play depending on your level. We played tennis in the morning before going to the pool.
At night we went to the Rum Bar to listen to Cuban music with a live four-piece band. We danced to the sounds of old Havana sounds and rhythms. The band plays excellent music and everyone had a good time. One night we went to eat at the Rusty Pelican. The Rusty Pelican is a very romantic restaurant in Key Biscayne. Located in the heart of Key Biscayne this restaurant has a breathtaking view of the Miami skyline and Biscayne Bay. Seafood is their specialty. Make sure you are seated outside to enjoy the full experience. We also drove by the old Stephanoe’s restaurant and disco which is an unforgettable place.
We did not go to the beach that much since our children prefers the pool and the ocean water was a bit cold for us. There are two pools. One pool is for adults only and no kids are allowed. The other pool is for kids and adults. The pool has a water fall. We spent a lot of time by the pools area and at the Cantina Beach restaurant. The level of service at this hotel is second to none. The hotel had endless activities for kids, including face painting, ping pong tables, mini basketball, bounce house, animal shows, clowns, ballons, etc. These activities are only available on holiday weekends and are not part of the usual hotel experience.
