Miami Dade County Eviction ServiceToday, the Miami Dade County Sheriff’s office called me to schedule three different eviction of tenants on the same day. All three evictions were in the city of Hialeah, Florida. It is very unusual for our Miami Dade Eviction Service office to have multiple evictions on the same day. I advised the individual landlords of the day and time. We went a few days before to check the properties. All the tenants had abandoned the property already. No eviction was needed since all three landlords already had taken possession of the property.

 

Sheriff's NoticeAll the tenants had left the premises as soon as they were served the Sheriff’s Notice. I advised the landlords that the Sheriff was doing the eviction on Thursday Feb 18, 2010. One landlord said to cancel the Sheriff since the tenants had left and he had already taken possession of the property. The other two landlords decided to allow the Sheriff to go to the property and post the eviction notice. It is always a good practice to allow the Sheriff to carry through with the Miami Dade eviction and post the eviction sticker notice on the door.

 

Hialeah Eviction ServiceThe Sheriff arrived at 11:15 am at the property in Hialeah Gardens. We opened the door and he went in to make sure no one was inside and the property was empty. He quickly placed the sticker on the door and left to the other property. I followed the Sheriff since he was the one who had called me earlier to schedule the evictions. It is part of our Miami Dade Eviction Service. We repeated the same procedure at the other property in West Hialeah. The time was 11:45 am and the Sheriff left to execute yet another eviction.

 

Hector Lesende - Eviction ServiceI was told last week that there were 43 evictions a day in Miami Dade County. Each Sheriff performs 16 evictions a day and they work in teams. The Miami Dade County Sheriff’s office does an excellent job taking into account the overwhelming amount of work they perform on a daily basis. Doing three evictions in one day is nothing new for the Miami Dade County Sheriff’s office.  We have several evictions scheduled for next week in both Miami Dade County and Broward County. Our office is averaging about 10 to 12 evictions per week. Our Miami Dade Eviction Service is very busy. None of the evictions are scheduled for the same day.

Miami Dade Eviction ServiceWe completed an eviction today in Miami Beach, Florida. This is a waterfront 8 unit apartment building in Crespi Avenue. It is located within walking distance to the beach, shopping, Collins Avenue and Bal Harbor. This eviction was completed with lighting speed as the owners Juan and Ron, who live in New York, decided to pay the expedited eviction service offered by the Miami Dade Sheriff’s Department. This is a service offered by the Miami Dade Sheriff’s office in which the Sheriff comes the same day to do the eviction. This same day service costs $767.00 dollars extra. Money well spent if you want the tenant out immediately. An expedited Sheriff Notice posting is also available at $167.00 dollars. We paid for the expedited service today at 11: 30 am at the Sheriff’s office in downtown Miami and the Sheriff came at 4:00 pm the same day.

 

Same Day Expedited ServiceThree police cars arrived, one lieutenant and two Sheriff Officers. They proceeded to knocked on the door since the tenant was home. The tenant was considered to be armed and dangerous. The tenant opened the door and immediately was placed in an aggressive and submissive position. The police officer placed his hands locked behind his back and started to frisk him. They asked the renter if he had any weapons and or needles on him. He was advised not to go inside the premises and stay outside at all times. He was told that all his belongings would be taken outside by the workers and placed on the front lawn. The workers were told that no furniture or other items could be placed blocking the sidewalk. It took three workers plus the owner about two hours for all items to be taken outside the property. The officers made sure that no items were tossed or broken during the eviction process.

 

evictionThe tenant said he went to the court house in the morning and was told that everything was fine. He was told that the eviction would take another month at least. He said there must be a mistake. The Sheriff said he had a Writ of Possession signed by the judge ordering them to do the eviction. There was no mistake. The owner had paid for an expedited eviction. The tenant had no idea the landlord had paid for the expedited service. He was served the Sheriff’s Notice on Friday and was evicted on Tuesday. The eviction was completed with lighting speed.

 

SheriffThis tenant was very disruptive. He would fight with other tenants in the building and fight with his own girlfriend and other family members. He had to go. The owners were worried that if the tenant stayed in the building all the other good paying tenants would leave. This prompted the owners of the building to pay the expedite service. The tenant had a boat docked illegally and was tearing up the dock surface. He had not paid the rent for three months. The landlord refused to accept any rent payments offered by the tenant as a last minute effort to stay in the premises.

 

New York The landlord decided to stay in Miami until the tenant was evicted. Ron, who stayed in New York is very happy with my services and wants me as his property manager. Juan was skeptic and is considering his options. Maybe this eviction conducted in a professional and efficient manner will change his mind. Now he can go back to New York and hand over to me the property management of the building. Landlords must consider the Miami Dade County expedited eviction service in order to get the tenants out the same day.

dsc00131-1We completed another eviction in Miami, Florida. The landlord lives in Virginia and needed our eviction services very badly. The tenant was living rent free in the property for over four months. We spoke on the phone and emailed all the pertinent information. It is very difficult to be a landlord when you live out of state. The landlord, Aleyda, was desperate to see the tenants evicted. The landlord could not wait. We started the eviction process immediately.

 

The landlord was calling us on a daily basis demanding the status of the case. She also called the court and the Sheriff’s office. This lady was right on top of the eviction case at all times. I am going to miss her daily phone calls. She was monitoring our every move and our progress. The Three Day Notice, the summons, the motions, the answers, the default package, Writ of Possession, The Sheriff’s schedule and timeline. We finally got the Writ of Possession signed by the judge and forwarded to the Sheriff’s office.

 

The Sheriff’s Notice to vacate was posted on the front door. The notice states that the Sheriff will be back in 24 hours in order to do the eviction. Most renter leave immediately after the Sheriff Notice is posted. No one wants to wait for the end and be forcibly evicted. These tenants did not leave. They stayed in the property almost until the end. The landlord was still calling daily for an update.

 

Finally the Sheriff called me to schedule the eviction at 9:15 in the morning. Two Sheriff’s deputies came out for this eviction. The tenants were seen in the premises last night. They were moving out their last belongings before it was too late. The place was cleaned out. The tenants had already moved out when the police arrived. No furniture, no clothes, everything was gone. We opened the door for the Sheriffs and they went inside the premises.

 

The Sheriff noted that the apartment was not marked with the letter B as stated in the Writ of Possession. They saw the mail box posted with B and proceeded to go in. They went in and made sure no one was there and no furniture was inside. They placed a Sheriff’s Notice at the front door. The notice reads, “Office of the Metropolitan Sheriff, Miami Dade Police Department, ATTENTION. The persons residing at  SW 2 ST Miami, Fl. were evicted by the Miami Dade Police Department on 2/2/2010. Pursuant to Chapter 83 of the Florida Statutes it is unlawful for anyone to enter without the permission of the owner. Re-entry may result in arrest. Court case # and signed by Deputy Sheriff Miami Dade Police Department.”
