I completed an eviction in Homestead in less than two hours. I am having great success lately at convincing the tenants that it is in their best interest to leave the premises and avoid a full eviction. I explained that an eviction will be forever stay in his record. It will affect you the next time you are renting a house or apartment. I also explained that the landlord may garnish your wages, report you to the credit bureaus, and sue for damages in court.
The tenant who is a plumber did not want to go through the whole eviction process and subsequent nightmare. He decided to give me the keys right there and possession of the warehouse in Homestead, Florida. The landlord saved all the court fees, server fees, sheriff fees, and also saved valuable time. He was pleasantly surprised that I came back with the keys in my hand and a letter signed by the tenant giving us possession of the property by Thursday. It is very unusual for the tenant to leave immediately but it happens sometimes.
I always talk to the tenant first at the same time I post the three day notice. This approach works sometimes but not always. When the tenant refuses to listen, and communication breaks down the eviction is inevitable. We then start the eviction process immediately. Negotiating is fine but the tenant must know that I am not playing and I am ready to evict right away.

The key is face to face negotiation with tenants before starting the eviction process. This approach is unusual but very effective. I think I am the only one that uses this approach in Miami South Florida. It takes a lot of work and negotiating skills. Most eviction services are not willing to talk to the tenant at all. It’s an unpleasant fact of life that evictions have to happen, But ask yourselves
Is the mortgage company going to care that you are only getting a third or less of the amount due, and the tenant will promise you the moon next week?I am convinced that once a tenant begins to make excuses and flat out lies to the Landlord he is no longer a tenant, he is a problem. You need a no nonsense third party to initiate this eviction because the tenant will automatically associate you with the nice guy…..
When you have a pro doing this you get results like in the above posts.
