We just completed and eviction in Miami. The owners Roberto and Ciro live in Argentina full time and are not here to take care of the house and to collect the rent on a timely manner. This is a recipe for disaster. The landlords needed my eviction and rental services very badly. The tenants did not pay for three months and finally Ciro hired my services to evict, fix, rent, and collect. After the deadbeat tenant is out we will rent the house to a good paying tenant and deposit the rent in their account every month. We also look inside the house to make sure everything is well kept and maintained. We finished the eviction very fast and took possession of the property.
The house was in terrible shape. It looked like a hurricane just went through the house. The door frames were broken from the seams. They did not open the door with their hands but were kicking it open instead. The house was very dirty and no cleaning was ever done here. The stove is broken and the self cleaning oven was completely black inside. The air conditioner filter has not been changed for months. The unit was leaking and it needed a coil cleaning so the unit would not freeze.
We are now in the process of painting the house inside and out, throwing out all the garbage, repairing the broken door frames, repairing the holes in the wall, do the landscaping. This is a new service we offer and is additional to the eviction service and property management service. Items left behind were broken TV’s, sofas, beds and other furniture, clothes, broken bicycles. The property will be repaired and painted by Tuesday.
Our services are Better, Faster, Cheaper. I will place all the appropriate advertising in order to rent the house again fast. Our advertising includes, The MLS, The Miami Herald, El Clarin, The Flyer, and many other local newspaper and magazines. In addition we advertise and syndicate all over the internet to various real estate, regular website and portals. Our advertising includes my blog and website at www.lesende.com.
We will Evict, Fix, Rent, Collect. Our main goal to is get rid of deadbeat tenants, fix up the house, get a new good paying tenant in right away and collect the rent money every month. This process can not take three or four months. The property must be rented fast in order to bring much needed cash flow to the landlord. If the tenant does not pay the rent for months the landlord will not be able to pay the mortgage and the property will go into foreclosure. Don’t worry about tenants, repairs, collection, anymore. Let us handle everything. We will evict, fix, rent, and collect for you.

I will rent back out for you as soon as we are finished with the repairs. I will email you the status report. Stumbled upon this blog this morning and felt a bit shocked. Agents in the UK would never advertise on the basis of how quickly they can sort out an eviction with a happy Christmas post in between. But of course we know it is necessary at times and theres no harm in being seasonal too!

@ paramountinvestments, when you have a tenant that has not paid the rent for months then you will understand that time is of the essence in order to get them evicted fast. The lanlord has to pay the mortgage payments, association fees, property taxes, ect. and the tenant is living in the property rent free. I’m in the process of being evicted from a property in the same condition. I have paid on a monthly basis and the landlord was not planing on telling me about what was going on. I have 2 kids my husband lost his job, do you think is fair that I a well paying tenant should go through this? I know there are bad tenants out there but I’m not one them. I can not afford to pay her rent and also move out within 15 days notice, just becuase it’s easier for her to try to sell the property(shortsale). She kept my deposit, so now I have to come up with the money to move into a new place. Tenants should not have to pay for the negligence of the landlord. I have the paper work that shows how much the mortgage is and what I was paying for rent would have never covered the mortgage. Tell me if this is fair, I know life is not fair but there is some thing that I can do. Please advise if possible. Thank you
