broward-eviction-serviceWe just completed an eviction in the city of Pembroke Pines. The tenant was not on the lease at all. The person on the lease had left the property months ago and her friend and roommate stayed in possession without our knowledge. The lady had nothing to lose. Her name was not on the lease and she did not care about being evicted. We filed the eviction paperwork immediately and were hoping for the best and prepared for the worst. The original tenant had made a terrible mistake.

She refused our offers and decided to stay. She had no place to go and no money to move. The roommate refused to pay rent and to move out. This lady had the impression that the eviction process would take over two months. She was in for a rude awakening.The decision to stay put in this circumstance in not unusual.




 

unawareThe real tenant was unaware of he fact that she was being evicted. We filed the eviction papers under the original tenants name on the lease and all others in possession. They did not answer the court and we got a default judgment right away. The lady called us when the Sheriff posted the eviction notice giving her 24 hours. We gave her some money to move out in order to help out. The friend went to live in a shelter. She stayed in the property until the end.



 

merry_christmasThe landlord, who is from Venezuela, left for Christmas vacation and was very happy when he came back. The place was vacant and we can now rent it again to a new tenant. He has no idea what we went through. Most landlords do not understand the eviction process. All they want is their property back so they can rent it and start received money. The landlord received a great Christmas present. He is very happy with our eviction service and plans to use us in the future.



 

solutionThe best solution is when tenants leave the premises they must make sure that no one stays behind. Do not allow anyone in possession of the property. When you leave the premises give the keys to the landlord. The friend will not pay the rent and you are the one who will be evicted. Your name and credit will suffer. An eviction will stay in public records for a long time. More employers and landlords are now checking the government websites for eviction history.Once your name is in the system it is impossible to delete.
