We completed a Broward County Eviction Service yesterday in the city of Margate, Florida. The tenant owed over $7,000 dollars in back rent. The landlord waited too long before starting the eviction process. The eviction took less than a month. The landlord was very eager to finish the eviction fast so he can take possession of the property. He wanted the tenant out in order to start collecting rent money again.

We filed all the customary paperwork including, Three Day Notice, Summons, Default Package, and finally Writ of Possession. The tenant answered the court so the eviction process took longer. Finally the judge signed the Final Judgment and the Writ of Possession was issued and sent to the Broward County Sheriff’s Office for eviction. Our Broward County Eviction Service includes the city of Margate.

The Sheriff called me to schedule the eviction. We accompany the Sheriff in our Broward County Eviction Service at no extra charge. I met the Sheriff at the premises at 12 am. The Sheriff knocked hard on the front door but no one answered. The tenants were not home. They went to work knowing the Sheriff would come and evict them at any moment.  I did not have the keys to the property so we had to climb through an open window and open the door for the Sheriff.

The Sheriff went inside the house and made sure it was vacant. The door was closed and locked in one of the bedrooms upstairs. The Sheriff said she had to go inside the room. We broke the lock and allow the Sheriff to go in. The room was empty. We finished in a very short time. The house was cleared so the Sheriff posted the notice on the door. The eviction was completed.

 The Sheriff’s Notice in Broward County Eviction Service reads as follows, “Court order for eviction has been completed and in accordance with said order persons were removed and the landlord has been put in possession of the premises named in the court order. Note: Personal property in the residence at time of eviction is either at the property line or in the landlord’s care and the locks were changed. Any animals found unattended at this location were removed by Animal Control (954) 970-0139 or 359-1313. Warning!!!  The local law enforcement agency of jurisdiction will conduct a criminal investigation of crimes committed on the above listed property. This will not be treated as civil action. Any attempt by the tenant to enter onto this property may result in criminal charges and/or arrest of the violator. Sheriff Office Broward County, Florida”.

The tenant did not move and had no intention of moving. The house was full of items including, furniture, computers, cloth, TV, food in the refrigerator, tools, etc. The tenant ignored the Sheriff’s notice posted at the door a few days before. Yam, the landlord, called and asked me to talk to the tenant.  We did not want to take or throw away anything from the house. We wanted to give the tenant and opportunity to take his stuff.  We allowed the tenant to go back into the property to take all his belongings. The tenant took everything out and left.
