Miami Dade County Eviction ServiceToday, the Miami Dade County Sheriff’s office called me to schedule three different eviction of tenants on the same day. All three evictions were in the city of Hialeah, Florida. It is very unusual for our Miami Dade Eviction Service office to have multiple evictions on the same day. I advised the individual landlords of the day and time. We went a few days before to check the properties. All the tenants had abandoned the property already. No eviction was needed since all three landlords already had taken possession of the property.

 

Sheriff's NoticeAll the tenants had left the premises as soon as they were served the Sheriff’s Notice. I advised the landlords that the Sheriff was doing the eviction on Thursday Feb 18, 2010. One landlord said to cancel the Sheriff since the tenants had left and he had already taken possession of the property. The other two landlords decided to allow the Sheriff to go to the property and post the eviction notice. It is always a good practice to allow the Sheriff to carry through with the Miami Dade eviction and post the eviction sticker notice on the door.

 

Hialeah Eviction ServiceThe Sheriff arrived at 11:15 am at the property in Hialeah Gardens. We opened the door and he went in to make sure no one was inside and the property was empty. He quickly placed the sticker on the door and left to the other property. I followed the Sheriff since he was the one who had called me earlier to schedule the evictions. It is part of our Miami Dade Eviction Service. We repeated the same procedure at the other property in West Hialeah. The time was 11:45 am and the Sheriff left to execute yet another eviction.

 

Hector Lesende - Eviction ServiceI was told last week that there were 43 evictions a day in Miami Dade County. Each Sheriff performs 16 evictions a day and they work in teams. The Miami Dade County Sheriff’s office does an excellent job taking into account the overwhelming amount of work they perform on a daily basis. Doing three evictions in one day is nothing new for the Miami Dade County Sheriff’s office.  We have several evictions scheduled for next week in both Miami Dade County and Broward County. Our office is averaging about 10 to 12 evictions per week. Our Miami Dade Eviction Service is very busy. None of the evictions are scheduled for the same day.

dsc00131 1 150x150 Miami Eviction Service   Sheriff NoticeWe completed another eviction in Miami, Florida. The landlord lives in Virginia and needed our eviction services very badly. The tenant was living rent free in the property for over four months. We spoke on the phone and emailed all the pertinent information. It is very difficult to be a landlord when you live out of state. The landlord, Aleyda, was desperate to see the tenants evicted. The landlord could not wait. We started the eviction process immediately.

 

The landlord was calling us on a daily basis demanding the status of the case. She also called the court and the Sheriff’s office. This lady was right on top of the eviction case at all times. I am going to miss her daily phone calls. She was monitoring our every move and our progress. The Three Day Notice, the summons, the motions, the answers, the default package, Writ of Possession, The Sheriff’s schedule and timeline. We finally got the Writ of Possession signed by the judge and forwarded to the Sheriff’s office.

 

The Sheriff’s Notice to vacate was posted on the front door. The notice states that the Sheriff will be back in 24 hours in order to do the eviction. Most renter leave immediately after the Sheriff Notice is posted. No one wants to wait for the end and be forcibly evicted. These tenants did not leave. They stayed in the property almost until the end. The landlord was still calling daily for an update.

 

Finally the Sheriff called me to schedule the eviction at 9:15 in the morning. Two Sheriff’s deputies came out for this eviction. The tenants were seen in the premises last night. They were moving out their last belongings before it was too late. The place was cleaned out. The tenants had already moved out when the police arrived. No furniture, no clothes, everything was gone. We opened the door for the Sheriffs and they went inside the premises.

 

The Sheriff noted that the apartment was not marked with the letter B as stated in the Writ of Possession. They saw the mail box posted with B and proceeded to go in. They went in and made sure no one was there and no furniture was inside. They placed a Sheriff’s Notice at the front door. The notice reads, “Office of the Metropolitan Sheriff, Miami Dade Police Department, ATTENTION. The persons residing at  SW 2 ST Miami, Fl. were evicted by the Miami Dade Police Department on 2/2/2010. Pursuant to Chapter 83 of the Florida Statutes it is unlawful for anyone to enter without the permission of the owner. Re-entry may result in arrest. Court case # and signed by Deputy Sheriff Miami Dade Police Department.”

hialeah eviction Our latest eviction is taking place in Hialeah. This is not a regular eviction. The landlord is evicting his own son in law. The landlord is very upset  that afer his daughter left her husband four months ago the husband stayed in the property. The tenant stayed in the premises refusing to leave and refusing to pay rent. The father had no other choice but to evict his own son in law.

He was protecting his daughter like a tiger and was ready to physically take the tenant out and make him pay for his actions. He wanted to disconnect the water, shut down the electricity, among other things. His own daughter convinced him that it was better to hire someone and go through the eviction process. We started the eviction paperwork right away after he contacted us.

The son in law has refused to leave in several occasions and has refused several offers made to him by the landlord. The tenant informed everyone he will not leave the property and will wait until the end. The only way the tenant will leave is when the Sheriff evicts him.

 

evictionWe are now in the final process of the eviction process. The judge already signed the Writ of Possession and we are waiting for the Sheriff. We will accompany the Sheriff to the premises. We will change the locks and take possession of the property. The father/landlord can’t wait. He wants me to call him first so he can meet us at the property and witness the eviction. He wants the personal satisfaction of watching and being part of the eviction.

sheriffI have completed another eviction in South Florida. The Pembroke Pines eviction was completed in about two weeks. The tenant left the premises when the default papers were signed by the judge. The landlord has decided to let us manage the property since she lives in New York.

The landlord is in foreclosure and is trying to do a loan modification or a short sale. The tenant argued in court that since the property was in foreclosure he should be allowed to stay in the premises for free. He will leave when the bank would do the final foreclosure paper which would take more than one year. The tenant forgot to do one thing, place the rent money he owed in the court registry. The judge immediately signed the default package and ordered the Sheriff to evict.

noticeI met the Sheriff at the property at 11:30 am. He asked if the tenant was still inside the premises. I said no, they left last week and there is nothing inside that belongs to them. No furniture, no clothes, nothing at all according to a neighbor. The Sheriff went inside as I waited by the front door. The house was vacant. He placed the Sheriff’s notice sticker at the front door and gave me possession of the house. We changed the locks. I took pictures of the house inside and out for my records. I also used those pictures to advertise the property to rent it back out.

The house was very clean, organized and presentable. The tenants left the house in excellent condition. This Pembroke Pines property will be very easy to rent again. We should be able to rent the property before the end of the month. The owner lives in Long Island, New York. She has a family member in Miami but is unable to handle the property management duties. The business of renting and collecting rent money should be left to real estate professionals.

Hector LesendeI helped a landlord from New Jersey get possession of his rental property located in Orlando, Florida. The landlord read my blog and contacted me about doing an eviction. I told him we did not go to Orlando since we are based in Miami South Florida. Simon insisted and said he would pay double my usual fee if I would help him to negotiate with the tenant. We agreed on terms and I called the tenant in Orlando right away.

 

 

decision makerThere were 10 people living in the property and finding the person who made the decisions was not easy. The tenant had not paid for months and the landlord was paying for all utilities including water and sewer, and electricity. He even rented the house completely furnished. The tenant refused to talk to him and refused to leave. I talked to the head of the household who was a lady and the one that made all the decisions.

 

 

 

moneyI was able convince the tenant to give us possession of the property by offering the lady some money for her to leave with a promise that the landlord would not go after her for the rent owed. She agreed to leave but wanted the money first and then she would go. After lengthy negotiation over the phone she agreed to leave the premises and receive the money at the same time. She agreed to leave on Tuesday, December 01, 2009. A friend of the landlord who lives nearby agreed to give the tenant the money, take the keys and possession of the property.

 

scary catOn the day of the exchange the landlord’s friend changed her mind and said she was afraid to go to the house. She wanted to meet at a bank or at a police station.  It took several hours to convince her that it was safe and nothing would happen to her. The tenant took the money, signed an agreement and gave us possession of the property. I was on the phone with the tenant the whole time and I also talked to the landlord’s friend reassuring her that everything was going to be fine. The landlord was calling me constantly from New Jersey. The tenants left and we took possession of the property. We avoided an eviction and the landlord saved a lot of money and time.

 

baloon2 150x150 Fast Eviction And Negotiating Service In OrlandoI informed the landlord that we had possession of the property and that the nightmare was over. The landlord said he can now get a good night’s sleep. He is very happy an impressed with my negotiating skills. I always try to negotiate with the tenant first. If that does not work then we start the eviction process. Negotiating with the tenant is the key. The bottom line is to get the deadbeat tenant out fast, get possession of the property and rent to a good paying tenant.

evictionWe just completed and eviction in Miami. The owners Roberto and Ciro live in Argentina full time and are not here to take care of the house and to collect the rent on a timely manner. This is a recipe for disaster. The landlords needed my eviction and rental services very badly. The tenants did not pay for three months and finally Ciro hired my services to evict, fix, rent, and collect. After the deadbeat tenant is out we will rent the house to a good paying tenant and deposit the rent in their account every month. We also look inside the house to make sure everything is well kept and maintained. We finished the eviction very fast and took possession of the property.

garbageThe house was in terrible shape. It looked like a hurricane just went through the house. The door frames were broken from the seams. They did not open the door with their hands but were kicking it open instead. The house was very dirty and no cleaning was ever done here. The stove is broken and the self cleaning oven was completely black inside. The air conditioner filter has not been changed for months. The unit was leaking and it needed a coil cleaning so the unit would not freeze. 

sofaWe are now in the process of painting the house inside and out, throwing out all the garbage, repairing the broken door frames, repairing the holes in the wall, do the landscaping. This is a new service we offer and is additional to the eviction service and property management service. Items left behind were broken TV’s, sofas, beds and other furniture, clothes, broken bicycles. The property will be repaired and painted by Tuesday.

I completed an eviction in Homestead in less than two hours. I am having great success lately at convincing the tenants that it is in their best interest to leave the premises and avoid a full eviction. broward sheriffWe completed an eviction in Fort Lauderdale, Florida in Broward County. The eviction took about three weeks to be completed. The tenant refused to leave the premises and waited for the Sheriff at the front door. It is unusual to find the tenant still inside the property. The tenant did not argue with the Sheriff and decided to cooperate with the eviction. 

The Broward County Sheriff Department did an outstanding and professional job. The Sheriff came right on time and proceeded to do the eviction. The tenant was still inside the premises. Everything was out except for a few items. My crew quickly took all the items outside and the apartment was vacated. The Sheriff posted a sticker at the front door and gave me possession of the property. We immediately changed the locks. The tenant was informed not to go inside again or she will be arrested. I called the landlord and informed her of the situation. Now I have to rent the condo to a new tenant before the month end.

The landlord lives in Jamaica and owns a condo in Florida. It is very difficult to manage a property if you live in another country. The landlord has agreed to give us the property management duties after we complete the eviction. The lady does not want to deal with a problem tenant again. She also does not want the aggravation of dealing with tenants and collecting rent. Usually it is better to let a professional handle tenant landlord matters for you.

I find it amazing that non paying tenants think they can stay in the property indefinitely for free. They count on the landlord to postpone and delay the eviction process. We completed an eviction in less than two weeks in Hialeah, Florida. The courts are now very aware of the non paying tenant’s effects on the foreclosure and overall real estate market. The system is now streamlined in order to get the tenants out quickly and efficiently. Starting the eviction process fast is more important than ever before. The Hialeah eviction lead was generated from my blog posts about my eviction services.

The owners contact me and I contacted the tenant and posted the three day notice on the same day. The tenant informed me that she was not going to move out and was not paying the rent. An “expert” had advised the tenant that an eviction would take from 3 to 4 months since she had one small child. I completed the eviction in two weeks. The tenant was very surprised at the speed of the eviction and decided to move out when the Sheriff posted the final eviction notice on the door. She moved out two days after the Sheriff posted the notice. The non paying tenant gave me the keys to the property, the keys to the mail box and the remote control for the gate.

The owners Luis and Karina are so happy with my services that the decided for me to handle the rental, tenant screening and other services for the unit. Luis said in an email that it was a job well done. I was able to find a tenant for the Hialeah unit very fast and we are now waiting for condo approval. The new tenant should be able to move in next week. Since the landlords have more rental residential and commercial properties I am working hard to handle all their property management needs.

Since I own rental income properties myself I understand the havoc that a non paying tenant causes on cash flow and the aggravation that it entails. I move quickly so that the tenant will be out fast and a paying tenant can move in right away. The bottom line is getting rent money again immediately. It is not fair that a tenant should be allowed to stay in the property indefinitely rent free. Starting the eviction process fast is essential since time is of the essence.

We started an eviction last week in the city of Lauderhill, Broward County, Florida. The owner lives in Jamaica and her son lives close to the property in Fort Lauderdale. They learned about my eviction services by reading my blog posts on the internet in Jamaica. The owners want me to handle all aspects of property management for the unit. Renting the unit, collecting the rent, handle repairs, evictions, etc. We agreed on terms and price and will begin to manage her property after the eviction takes place.

Both owners, mother and son, are very pleased with the way we conduct business in a very fast, efficient and professional manner. We have clients throughout the U.S. and Puerto Rico. We also have international clients located in Colombia, Venezuela, England, and now in Jamaica.

It is not unusual for me to secure the property management duties after I complete the eviction services. Sometimes I am able to get the tenant to resume paying rent plus late fees and therefore avoiding the eviction altogether. I negotiate with the tenant immediately so we can prevent the eviction process. Both parties win in this scenario.

In this particular eviction case the tenant refused to pay the rent and or leave the premises. The eviction was inevitable. We started the paperwork last week and already have filed for a default judgment since the tenant did not answer the court. We expect the tenant to leave the premises before the Sheriff comes out. It is the norm for the tenant to wait until the Sheriff serves the final eviction notice so they vacate the premises two or three days before.

As soon as we have possession of the property we will start doing the necessary repairs so we can rent the unit back out. The owner has not collected rent for two months and is in desperate need of money. The exchange rate is very high and the owner loses a lot of money in the currency exchange. She insists of a daily status report which I deliver to her email inbox. Julia is an outstanding lady and I am working very hard to get non paying tenant out right away and renting the unit immediately.
