I am not happy with the new company that took over operations for The Miami Dade County Housing Authority Section 8 Program. The new company in Doral that took over is not doing a good job. I was informed that the new company would streamline the Section 8 voucher program and daily operations would run smoothly. Rent checks are late or not sent at all, initial inspections take more than a month, the staff is poorly trained and managers are inefficient and lack customer service skills. Miami Dade County must make changes soon or most landlords will refuse to rent to Section 8 tenants.

The following are my complaints in a three month period since the new company took over operations.

I did not receive the rental checks for August 2009. No explanation was given. I have been to the new Doral office numerous times to no avail. The people that answer the phones are not the same that are in the office. The wrong information is given over the phone. They said to go to the Doral office to get a replacement check. No checks are issued in that office and they mail the checks instead. No checks have been mailed as of today.

The rent increases for four properties for 2008 have not been processed. Section 8 is supposed to send the rental increase retroactive for the year 2008 but they only gave me an increase for 2009. When I ask about the rental increase I was told that Miami Dade was handling the increases for 2008 and the retro active increase would not be coming any time soon if at all.

The inspection department is very slow and not very experienced. It took one month for an inspection to be performed in a property in NW Miami. They said to the tenant that her paperwork was misplaced. Landlords would have to wait two months in order for the inspection and survey would be completed. I am still waiting for the initial inspection to be performed.

Management is inefficient and not trained properly. Not one manager or supervisor has returned any of my calls. Every time I asked for a supervisor I immediately go to a voice mail system in which you can’t even leave a message. The staff must be trained so they know what to do. Customer service representatives and receptionist personnel are not people friendly and lack basic communication skills.

Landlords now must schedule an appointment to see a customer representative. The appointment is usually within a two week period of the request. I had to wait two weeks in order to request a replacement check. There was a landlord in the Doral office that even called someone in Washington to complaint about the situation.

The Doral office is a zoo where hundreds of frustrated landlords and tenants alike must wait for hours to see a representative. Landlords and property managers should not have to ask for appointments that take two weeks. We must see a manager or customer service immediately. Rent payments and rent increases must be done right away. Initial inspections and surveys must be done fast so the tenant can move in and we can get paid.

It is a very frustrating and exasperating experience to deal with the new  Company. Actually, they changed the name so is not even Section 8 anymore. Miami Dade County should look at the way the new Section 8 Company is handling operations. Maybe privatizing Section 8 operations was not a good idea after all. Changes must be made fast so that landlords would continue to rent to Section 8 tenants.

Miami Foreclosures

The Miami real estate REO foreclosure market is very aggressive and competitive. Foreclosures are being sold very quickly if they are priced right. Each property has multiple offers as real estate investors and homeowners are competing for the best deals. Most properties are being sold in all cash basis. Investors are back in the market picking up very nice properties at much discounted prices.

Last week I presented an offer on a bank owned reo in Hialeah. The house was listed on a Friday and all offers had to be presented by Monday at 5 pm. The property sold in one weekend. This is reminiscing of the boom years. The same scenario is happening in Miami Dade and Broward counties. The Miami real estate market is picking up fast. Foreclosure REO sales are leading the way.

Miami bank owned reo foreclosures are sold in as is condition. Most properties need a lot of repairs therefore they are not FHA approved. Buyers should offer their best offer the first time. Banks will not counteroffer since they have more than one offer on the table. Banks will accept the best and highest offer.

If you are thinking of offering less than the listing price do not waste your time. Miami foreclosures are selling for over the list price every time. The foreclosure frenzy is in full force. Banks are listing their inventory at excellent prices. Multiple offers in bank owned reo properties are the norm.

We are already at the bottom in the Miami real estate market. Prices this low will not be seen again. Home prices will begin to increase when current foreclosure inventory level decrease. Most economists think the interest rate will rise in the near future. Do not wait for lower prices and lower interest rates. Now is the time to buy Miami real estate.

The Miami Dade County official website now allows anyone to search for sex offenders/predators living in your neighborhood. Buyers, sellers and renters can search by address, intersection, landmark, and school. The sexual offender/predator report is free and it is updated on a daily basis.

4. Map Area – click 1.5 sq miles
5. Summary Result – Name of offender
6. Click of Name of offender – See the Miami Sexual Offender Report

The Sexual Offender/Predator Report is updated daily and is current. There is a picture of the offender/predator, the full name, status, birth date, race, sex, hair color, weight, height, address, city and zip code. On the Map View you will be able to see exactly where the offender/predator lives and gives you the person’s name and address.

The data provided here is updated and downloaded on a daily basis from the Florida Department of Law Enforcement. Detailed information includes, person number, last name, first name, middle name, surname, subject type, status, birth date, race, sex, hair color, eye color, height, address, city, and zip code. To search for sex offenders in other states, visit the National Sex Offender Public Registry.

budget 150x150 Miami Dade County Real Estate – Property Tax Reduction Property taxes values have been reduced by 9 percent in 2008 in Miami-Dade County according to the property appraiser’s office. The numbers of foreclosures are responsible for this property value reduction. North Bay Village and Homestead have been hit the worst in property values reduction. Miami must now make numerous cuts in order to balance the fiscal budget.

Miami-Dade County will now have to reduce the property assessment tax as a percentage of property value reduction. This is good news for real estate investors who have seen the property taxes skyrocket for the past 5 years. Property taxes more than double in many cases tripled. There are no limits in homes with any homestead exemption. Properties taxes have been increasing steadily as much as $2,000 dollars in a single fiscal year. Some properties the taxes have doubled.

My efforts to reduce property taxes have been unsuccessful in recent years. It is very hard to get the appraiser’s office to reduce one dollar from their estimated value. The process of appealing the property taxes increase is very difficult and usually ineffective. The courts are usually reluctant to even hear your case.

It is about time that property taxes be reduced in Miami-Dade County to reflect the current drop in real estate property values. I think the 9 percent number is not enough of a reduction. The number does not take into account the foreclosure sales which are staggering in Miami. The number is much higher when you include foreclosures into the formula.

Real estate investor has been suffering for the past 4 years paying high property taxes while the value of their asset has been decreasing. The county should have balanced the budget first and not penalize the homeowners and investors even further. Real estate property taxes should have been reduced two years ago when the home values were already decreasing. The proposed property Miami real estate tax reduction is insufficient.

6991 150x150 Miami Lakes Real Estate   Excellent Opportunity I wrote an article about Miami Lakes real estate in August 2007.  The title is Miami Lakes Real Estate – An Excellent Investment. It talks about Miami Lakes population, household income, percentage of residents with a degree. Also the article explains the history of Miami Lakes as envisioned by the Grahams, Main Street with its great restaurants and upscale shops, Don Shula’s hotel and golf and athletic club, which I am a member.

It is amazing how many site owners and fellow webmasters have copied the article into their websites and blogs but have neglected to give me a link back to my website as required. But that is a topic for another blog post.

The number of Miami Lakes Foreclosures has been reducing as the inventory levels decrease. Miami Lakes short sale, foreclosure, and bank owned reo properties offer an outstanding value for homeowners and investors.

The rental market in Miami Lakes is aggressive and fast moving. Miami Lakes rentals do not last long in the market when priced right. There is a great demand for rentals in the Miami Lakes real estate market.
