ml 150x150 Miami Lakes Real Estate – Stimulus Funds Received The town on Miami Lakes has received close to $1,500,000 in federal stimulus money. The funds will be used to expand to the trolley service, buy hybrid electric buses, create new jobs, repair sidewalks, fix drainage problems and improve overall public transportation in the city.


These improvements are necessary and essential so Miami Lakes will continue to be an outstanding place to live and work. The effort to improve public transportation in Miami Lakes is an excellent idea. This initiative should help to alleviate the traffic problems in our city. Public buses will also help our elderly residents to move around with ease. The trolleys are very elegant and provide a good way to travel while saving energy at the same time. The creation of new jobs in the town of Miami Lakes is needed in order to strengthen our tax base and provide the city with an added lift.


Repairing and improving our infrastructure is a great step forward into the future. Draining problems are always a big concern in this city. Our drainage system needs to be improved. Water accumulation must be reduced so that traffic can continue to run smoothly. Some areas have been flooded due to the recent afternoon storms and constant rain. Draining issues must be addressed and corrected.


Miami Lakes real estate will benefit from these improvements to the city. Property values will increase as our city is more efficient and businesslike. More businesses will also move to here. Better public transportation will enable more people to call this town home. The stimulus funds will help the Miami Lakes real estate market.

6991 150x150 Miami Lakes Real Estate   Excellent Opportunity I wrote an article about Miami Lakes real estate in August 2007.  The title is Miami Lakes Real Estate – An Excellent Investment. It talks about Miami Lakes population, household income, percentage of residents with a degree. Also the article explains the history of Miami Lakes as envisioned by the Grahams, Main Street with its great restaurants and upscale shops, Don Shula’s hotel and golf and athletic club, which I am a member.

It is amazing how many site owners and fellow webmasters have copied the article into their websites and blogs but have neglected to give me a link back to my website as required. But that is a topic for another blog post.

Miami Lakes real estate is now more than ever an excellent investment opportunity. There is now an excellent  time to buy a home in Miami Lakes at an outstanding price. The current discounted prices in Miami Lakes will not last forever.

The number of Miami Lakes Foreclosures has been reducing as the inventory levels decrease. Miami Lakes short sale, foreclosure, and bank owned reo properties offer an outstanding value for homeowners and investors.

The rental market in Miami Lakes is aggressive and fast moving. Miami Lakes rentals do not last long in the market when priced right. There is a great demand for rentals in the Miami Lakes real estate market.

miami lakes main street 150x123 The Future Is Bright For The Town Of Miami Lakes Miami Lakes Mayor Michael Pizzi gave the State of the Town address at Don Shula’s Hotel in Main Street last week. The town of Miami Lakes is in excellent shape. Miami Lakes is financially stable and will survive the current economic slowdown. Several hundreds of Miami Lakes residents came to the meeting on Tuesday. In attendance were a few majors from neighboring cities like Coral Gables, Doral, Miami Gardens and others. This was Mayor Pizzi’s first Town address. Other council members Richard Pulido, Mary Collins, and Nick Perdomo also took part in the event.

The future looks bright for the town of Miami Lakes. The city will open an 8,000 sq ft. community center at Royal Oaks Park. Also, Miami Dade College will open a campus in Miami Lakes. The speech was positive, upbeat and presented Miami Lakes in a good light and with tremendous hope for the future. Miami Lakes saved hundreds of thousands of taxpayer’s money by aggressively negotiating contracts and consolidating departments.

The city’s economic future is positive. The tax base is growing and we are attracting more businesses to this town. Miami Lakes city officials and Miami Lakes residents are working together to make our community an excellent place to live. Miami Lakes is proud to have a small town sentiment, neighbors helping neighbors.

Miami Lakes real estate is beginning to show signs of stabilizing as the foreclosure inventory is slowly dwindling. Property values will be leveling off. The town of Miami Lakes will endure the slow national economic troubles and come out even stronger. Now is the time to invest in Miami Lakes real estate.

traffic1 Miami Lakes – No Speeding Zone The town of Miami Lakes is enforcing the speed limit in order to prevent automobile  and pedestrian accidents. Residents are aware that the traffic signs must be obeyed or risk a ticket. The message is clear “Don’t speed in Miami Lakes”

The speed limit going east on Miami Lakes Drive is 25 miles per hour but few people slow down. It is common for drivers to take the curve at Don Shula’s Athletic Club at 45 miles per hour. Residents know that you must slow down when reaching the tennis courts area curve. There is a policeman there each morning giving out speeding tickets.

Another hot spot is the intersection of Main Street and 67 Avenue. Pedestrians crossing from the restaurants to Main Street theaters, shops, and restaurants do so at their own risk. The town of Miami Lakes has now installed some flashing lights and street markings in an effort to slow down the traffic. All cars must reduce the speed when reaching the intersection and yield to pedestrians.

A traffic light has been installed in NW 82 Ave north just before the entrance to Royal Oaks. This light seems to have helped to slow down motorists tremendously. Drivers used to speed up and down NW 82 Avenue. The traffic problems at Bob Graham School have been eased since traffic has been diverted to NW 79 Avenue.

The Town of Miami Lakes is doing a good job at getting the speed limits enforced. The police presence in Miami Lakes is obviously sending the message that speeding in our city will not be tolerated. Let’s send the message that Miami Lakes is a non-speeding town. Do not speed around schools, and churches. We need more traffic lights installed in key intersections around the Town of Miami Lakes.

snake Renewal Rental Commissions I have sticky situation with a Miami Lakes Realtor who works for a national franchise. We have an executed contract in one of my rental properties and the Realtor did not give me the escrow money and took the tenant to another property to rent. The Realtor was not happy with getting a rental commission. He demanded a commission for subsequent renewals or else.

I had listed the Miami Lakes property in the MLS and this Realtor showed it while the property was still rented and presented me a lease agreement signed by the tenants. I went to his office to exchange the keys for the money.  I signed the lease agreement and we had an executed contract. We agreed the starting date was March 1, 2009. The rent was $2,000 dollars a month with a year lease.

I asked the tenant in the back to leave since I had rented the whole house. The old tenant gave me the keys Thursday night. The Realtor emailed me and said he had the lease agreement signed and he had $6,000 dollars in escrow. He would deduct his $1,000 commission and give a check for $5,000 dollars. We would exchange the keys and the money.

We met in his office on Friday night. The Realtor gave me the lease agreement signed by the tenant and I signed it as a landlord. I also signed the contract to lease where it specified his renewal commission policy. I gave him the keys and asked him for my money. I did not receive the money in escrow and the house remains vacant and not rented. We have an executed contract and the Realtor did not give me the escrow money and took the tenants to another property.

The Realtor insisted I had to sign a renewal agreement where he would get paid on subsequent year’s renewal. He would get a commission every time the tenants would renew the lease. I objected at first and said that the rental commission was not renewable. It was only a one time lease and no renewal commission was allowed. The Realtor became very upset and said if I did not sign the renewal commission agreement he would take his clients and rent them another house. Reluctantly I signed the lease agreement and the renewal agreement. I was forced to sign since I did not want to lose the tenants.

We had another tenant interested in renting the property but did not rent to them because I had signed a lease agreement already with the Realtor. Also I asked the old tenant to leave because the new tenants wanted the whole house by March for 01. Now I am stuck with no tenants and a vacant house.

I have been blind sighted, blackmailed, ignored, and wronged by this Realtor. He never gave me the escrow deposit. I have called him many times and emailed him. I told him I was considering reporting his actions to the DBPR, FREC, and bring him up on ethics charges. I also told him I was considering taking legal action against him for damages. He has not answered any of my emails and telephone calls.

Is this ethical behavior? – The Realtor demanded renewal commissions or else he would redirect the tenants to another property even though we had an executed contract.

This Realtor is a piece of work. He said he was trained by the best and if I did not sign a renewal agreement the deal was off. Who does he think he is? What gives him the right to make decisions for the tenants with an alternative motive? How can he ignore an executed contract?  The tenants signed the lease and gave the deposit. Who is he to decide for them? Can he blackmail the landlords in this manner? Should he be allowed to demand a commission intefinitely. Tomorrow I will call our attorneys and the DBPR so they can tell me the proper way to proceed. In the future if the Realtor demands renewal commissions I would walk away immediately.
